Each partnership transaction is unique due to land and zoning constraints and the differing needs of not-for-profit and faith-based entities. Procida’s track record in developing affordable housing speaks to the firm’s ability to work with both public and private financing sources. After the adoption of the federal low-income housing tax credit legislation in 1977 and the formation of The New York City Housing Partnership in 1982, Procida became one of the early leaders in the development and construction of affordable housing in the City of New York, focusing its efforts in the redevelopment of the Bronx, the outer reaches of Brooklyn, and upper Manhattan. Procida has rebuilt countless neighborhoods with award winning developments.

Peter Procida is a Manager of Procida Development Group LLC projects. In his time with the company, Mr. Procida has led two successful rezoning efforts, led two sites through the New York State Brownfield Clean Up Program and closed on construction financing for over 900 units of affordable housing in New York City in transactions totaling over $500M in total development costs. Mr. Procida graduated from Harvard College with a Bachelor of Arts Degree in Sociology and Economics and from Duke University’s Fuqua School of Business with a Masters in Management.
Berean Apartments is a 6-story, 107-unit affordable housing development located in the Crown Heights neighborhood of Brooklyn. The Project boasts an underground garage for the residents, patio and on-site laundry facilities. In addition, the Berean Community and Family Life Center sits adjacent to the residential building and will provide social services and educational programs for both residents and the surrounding community.

Developed in conjunction with Astoria’s own Kaufman Astoria Studios and named for the famed Marx Brothers. The Marx is a seven-story building with 33 condominium units at 34-32 35th Street. The project was completed in the summer of 2016. One-bedrooms range from 675 to 714 square feet and two-bedrooms, from 971 to 975 square feet. The three-bedroom penthouse is 1,363 square feet and has a private terrace, as do many of the smaller apartments.
The building’s amenities include a communal rooftop terrace with gas grills; there are also a fitness room, a bike room, a virtual doorman security system, parking and laundry facilities. Finishes in the apartments include hardwood floors, custom cabinetry and Caesarstone kitchen countertops, along with appliances by Bosch and refrigerators by Liebherr.
Procida worked with the Casino Reinvestment Development Authority and Taliesen West Foundation to develop ten single-family homes styled in the tradition of Frank Lloyd Wright. This, combined with The Bungalows, modeled on a Sears, Roebuck and Co. “kit of parts” design, were two of the more progressive developments that Procida has completed in Atlantic City.
As construction and development manager, Procida worked with SOSH Architects, the University of North Carolina, and the Casino Reinvestment Development Authority to develop and construct demonstration projects for both Universal Design and City Scape, the first sustainable home in Atlantic City.
