Benji Power, Director, Real Estate Development & Social Impact

Benji is based in his hometown of Miami, Florida and is a trained urban planner and impact-focused real estate development professional. His eighteen years of experience have focused on urban redevelopment projects and public policy efforts in Miami, Philadelphia, Boston, and Cartagena, Colombia. He has been deeply involved in urban redevelopment efforts in Miami through roles working with urban planning firms, the City of Miami’s Downtown Development Authority, the non-profit NeighborWorks affiliate in Miami – NHS of South Florida, a design-build focused construction and fabrication firm, and as a consultant on innovative public policy, real estate and community development work in Miami.

Prior to joining Procida Development Group, Benji was leading Miami-Dade County Public Housing’s redevelopment of its public housing through HUD’s RAD conversion projects, managing the County’s relationship with real estate development firms, leading a project management team, and facilitating communication between residents, stakeholders and elected officials. His academic and research experience is from the University of Pennsylvania and Massachusetts Institute of Technology, with a Bachelors degree in Urban Studies and a Master in City Planning and Master of Science in Real Estate Development.

LPC Warehouse

LPC Warehouse will consist of a 12-story (including a mechanical penthouse) building with a height of approximately 120 feet. The building will contain 54 affordable residential units and one unit for the building’s superintendent. It will include approximately 4,032 square feet of community facility space at the ground level. The building which will consist of a mixture of studio, one-bedroom, two-bedroom, and three-bedroom units will have a total zoning floor area of approximately 50,907 square feet, with an FAR of 3.18. The gross floor area, including the cellar and mechanical space, would be 68,842 square feet. The entrance to the building will be located on South 5th Street. The rents will be affordable to households earning up to 60% of Area Median Income (“AMI”).

Walton Ave

Developed by Procida Development Group, in conjunction with The Mount Hope Housing Company, Mount Hope Walton Apartments will bring 104 new affordable housing units to the community. Located adjacent to the Mount Hope Community Center, the new Mount Hope Walton Apartments will also bring a new basketball court and fitness facility for the neighborhood. The fitness facility and the basketball court will be accessed through the existing Mount Hope Community Center. The Mount Hope Walton Apartments are a prime example of community based affordable housing development. The focus of this project is to expand and improve the lifestyle and lack of affordable residences in the immediate Community. This 14-story building provides all of the modern amenities and boasts an attractive layout including 1, 2 and 3 bedroom units. The building has two elevators, a communal modern laundry room and an abundance of bicycle storage areas.

Westchester Mews

Developed and constructed by Procida, Westchester Mews will consist of two buildings; Building A, fronting on Westchester Avenue, will be 11 stories and will consist of 82 rental units and ~7,000 square feet of retail space.  Building B will be 10 stories and will consist of 124 rental units.

The Parkchester stop on the 6 train is just two blocks away. It is also close to a planned Metro North Station, which would connect the area to Penn Station.

Westchester Mews unit mix will be 23% Studios, 32% 1-BR, 28% 2-BR and 17% 3 –BR.  The rents will be affordable to formerly homeless households to households earning up to 80% of Area Median Income (“AMI”).

Ebenezer Plaza

Ebenezer Plaza is a planned development consisting of two buildings, 532 units of affordable housing under the HDC and HPD ELLA Program as well as the HDC and HPD Mix and Match Program across 2 blocks in Brownsville Brooklyn. Ebenezer Plaza will consist of four buildings across the two block site. The buildings will range from 7 – 11 stories with a total residential square footage of 475,090. Additionally, it will contain a total of approximately 35,000 square feet in community space and 30,000 square feet in commercial space.

Ebenezer Plaza represents a partnership between The Church of God of East Flatbush, Procida, & Brisa Procida is preforming day to day development management and will construct the new buildings. Upon completion, the Church will occupy the 35,000 SF community space, inclusive of a new sanctuary, offices and community activity space
