Madison Landing marked the beginning of Procida’s development efforts with the Casino Reinvestment Development Authority in Atlantic City, where Procida has been one of – if not the largest – on-island home builder since 1996. Constructed in the Northeast Inlet, Madison Landing’s design harkens back to a traditional vision of the Jersey Shore. For its creativity and planning sensitivity, Madison Landing received the Governor’s Housing Award for Urban Design Excellence in 1998.

The Williamsburg
Procida Construction Corp. worked with 373 Wythe LLC to develop and construct this 11 story, 88 unit, 75,000 sf, upper market residential building at the base of the Williamsburg Bridge on a site formerly owned by principals of 373 Wythe. Initially conceived of as a luxury condominium property, Procida worked with the ownership entity to repurpose the design to become a long term rental property using financing provided by HUD.
One Prospect Park
One of Brooklyn’s most sought-after luxury residences, One Prospect Park’s 15-story, 114-unit residential condominium is the first Brooklyn project by this iconic modern architect. Located at One Grand Army Plaza and overlooking the Soldiers’ and Sailors’ Memorial Arch, On Prospect Park affords its occupants breathtaking views of a classic Brooklyn neighborhood and access to a vibrant cultural district – just steps away from the Brooklyn Public Library, the Brooklyn Museum of Art, the Brooklyn Botanic Garden, and the entrance to Prospect Park, a 585-acre urban oasis designed by noted landscape architects Frederick Law Olmsted and Calvert Vaux.
Developed by SDS Procida Development Group, in conjunction with Gordon Group Holdings, and completed in 2008, On Prospect Park contains over 100 distinctive, personally designed residences in approximately 175,000 square feet, with two levels of subsurface parking and on-site amenities.
The Dillon
With over 300 feet of frontage on the north side of 53rd Street, The Dillon sets a standard for luxury residential development in Manhattan’s West Side Cultural District. Designed by internationally acclaimed architect Henry Smith-Miller, the project includes nine four-bedroom triplex townhouses with individual courtyard entrances and private gardens; 22 duplex residences, 11 of which have rooftop terraces; and 55 uniquely designed flats.
This seven-story, 132,000-square-foot reinforced concrete and curtain wall building was developed by SDS Procida Development Group, constructed by Procida Construction Corp., and completed in 2008.
Schermerhorn
The fourth and largest be@property, this 25-story, 246-unit property presents a culmination and refinement of many of the ideas developed in prior be@properties, including the utilization of a connecting greenhouse fronting on a landscaped courtyard, together with the usual array of amenity spaces including lounge, fitness center, and common laundry.
be@schermerhorn was developed by SDS Procida Development Group and constructed by Procida Construction Corp. After assembling four contiguous parcels and air rights, SDS Procida turned to Jamestown Properties as an institutional equity partner for this combination of high- and low-rise new construction arranged in a mews-like setting that also includes 15,000 square feet of retail space and two levels of subsurface parking for approximately 150 vehicles.
Boreum Place (be @boulevard east)
The 11-story, 99-unit be@boulevard east is the first be@property and represents the incubator for subsequent be@properties developed by SDS Procida Development Group. Constructed by Procida Construction Corp. in 2004, boulevard east initiated the notion of common space directly accessible and visible from the lobby, together with fitness space and laundry room creating a single, contiguous common space for resident use and entertainment.
Sarah Williams, General Counsel
In her role as General Counsel / Project Manager, Sarah Williams has been involved with all aspects of the development and construction process. She has worked as in-house liaison for development and construction loan financing, assisted in contract negotiations with vendors, sales and marketing firms, over seen property closings, monitored the Company’s compliance and due diligence requirements for multiple lenders and government agencies.
Sarah received her Undergraduate and Law degrees from the University of Miami, as well as an LL.M. in Real Estate Development. Sarah also received her Graduate Certificate in Real Estate from New York University. Prior to joining Procida, Sarah served as Vice President of Operations for the Corcoran Group Brooklyn and managed sales and marketing projects for Corcoran. She then went on to work as the Director of Business Development and General Counsel for SDS/Procida Development Group, a real estate development company that has developed over 500 condominium units within the New York City area.
Christine P. Albericci, SVP
Christine Albericci is a Senior Vice President at Procida Construction Corp., and is President of Procida Brokerage & Real Estate Services, Inc., which is licensed in both New York and New Jersey.
Christine has been with Procida since 1986. Since that time she has been involved in all phases of real estate development and on-site project management, both commercial and residential. Her responsibilities include acquisition, financing, site planning and design, project approvals, sub- divisions, and on-site construction management for projects varying in size up to $30 million. Over the past 20 years she has successfully completed over $100 million worth of construction/development projects for Procida.
As President of Procida Brokerage & Real Estate Services, Christine successfully started a residential and commercial sales division at Procida to handle all sales and marketing for Procida’s in-house commercial and residential projects. This company has sold in excess of 2,000 homes and the commercial division has leased over 250,000 square feet of retail and office space.
Prior to working for Procida, Christine held a position at Simon Konover & Associates, a leading developer in the industry, where she worked as an assistant superintendent for a 500-unit housing project. She later moved on to work in Konover’s Estimating Department, budgeting and buying out both commercial and residential projects.
Christine served as a member of the Mayor’s Office of Construction’s One-Stop Permit Committee and has received a business achievement award for her work in the industry from Professional Women in Construction in addition to site-specific awards for work in Atlantic City and the Bronx. She has also served for more than 10 years as a volunteer member of the Planning Board in the township where she resides and is a graduate of the University of Hartford.
Bob Heinemann, CFO
As Chief Financial Officer of Procida Construction Corp., Mr. Heinemann is responsible for the company’s financial reporting, tax, treasury and accounting functions. Mr. Heinemann joined the company in March 2010 and brings with him 30 years of hands on financial management and operating experience. Prior to joining Procida he worked at Grand Pacific Holdings Corp., a subsidiary of Financial One, a publicly traded financial institution listed on the Singapore Exchange, responsible for that company’s $300 million New York operating subsidiary. Mr. Heinemann is quite familiar with Procida, as the company was not only a borrower of Grand Pacific, but also assisted with real estate loan work outs as well as REO project consultation and completion.
Mr. Heinemann holds both an MBA in Finance together with a Bachelor in Accounting from St. John’s University. He is currently a director and active member of the Rotary Club of Flushing as well as a trustee for the Flushing Rotary Charitable Trust. His community activities include director of the Garden City Park Generals Soccer Club, a community youth soccer organization and serves as their Annual Golf Committee chairman. He is a member of the Long Island Dreamboats, a vintage car club on Long Island and is president of the SBJL Holy Name Society Bowling League.
A native New Yorker, Mr. Heinemann resides in Nassau County with his wife of 30 years, Margaret, together with his two adult daughters Megan (27) and Rebecca (24).
Mario Procida, President/CEO
Throughout his extensive real estate career, Mario Procida has worked on a wide variety of commercial, residential, retail, and institutional projects – directing his broad experience and unwavering commitment to clients to the creation of value through a combination of reliable, efficient design and quality construction. As President/CEO of Procida Construction Corp. Manager of various Procida entities, Mr. Procida is responsible for setting the direction and providing operations oversight for the Procida group of companies.
Early in his professional career, Mr. Procida focused on the development and construction of affordable housing developments, initially in the Bronx and subsequently in Brooklyn and Upper Manhattan, as affordable housing was a serious need that had gone long unmet in New York. By creating several thousand residential units, Procida emerged as a major player in the rebuilding of the borough.Mr. Procida received a Masters of Architecture degree from the University of California at Los Angeles and Bachelors of Science and Bachelors of Arts degrees in Civil Engineering and Architecture from Lehigh University. While at the University of California, he was awarded both Robert McGuire and Thomas Landau Fellowships for Academic and Design Excellence and, at Lehigh, he was a recipient of the Spillman Farmer Architectural Award. In 1990, Mr. Procida was acknowledged by Crain’s New York Business as a member of their “40 under 40.” In subsequent years he and his companies’ projects have garnered recognition from organizations including the Associated Builders and Owners of Greater New York, Bronx Historical Society, National Association of Homebuilders, and Governor’s Housing Awards. In 1995, Mr. Procida was awarded the prestigious Developer of the Year Award from the Associated Builders and Owners of Greater New York.
Mr. Procida is a former trustee of Greenwich Academy as well as a former Director of the Associated Builders and Owners of Greater New York, Young Presidents Organization, and Bergen Catholic High School.
